Why Build One

A Backyard You Can Use All Season

A pergola turns an open patio into a room. It gives the yard a shape, puts shade where you need it, and gives everyone somewhere to sit when the sun is high or the weather turns.

Shade You Actually Use

A covered structure over your patio keeps the backyard comfortable in July sun and usable when a summer storm rolls through.

Real Cedar Timber

Heavy cedar posts, beams and rafters set on concrete footings — sealed and finished so the grain stays the feature.

Lighting Built In

Recessed ceiling lights, post lighting and ceiling fans are wired while the structure is framed, so nothing is bolted on afterwards.

Built for Chicago Weather

Metal or shingle roofing, sealed timber and proper drainage, so your pergola holds up through snow, wind and freeze-thaw.

Structures We Build

Three Ways to Cover a Patio

Every structure is built for the yard it stands in. These are the three shapes most Chicagoland homes end up with.

Freestanding Pergolas

A standalone structure placed wherever the yard works best — over a dining area, a seating area or an existing slab. Stone-clad column bases anchor the posts and keep the timber up off the ground.

  • Gable or hip roof framing
  • Stone or brick column wraps
  • Set over concrete or paver patios

Attached Pergolas

Tied into the back of the house so the covered space runs straight out of your kitchen or living room. It shelters the back door and sliders, which makes the patio usable in far more weather.

  • Framed and flashed into the existing roofline
  • Covers rear doors and sliders
  • Keeps the patio dry in the rain

Roofed Pavilions

A fully roofed outdoor room with a finished ceiling underneath — the option to choose when you want the space to feel like part of the house rather than part of the yard.

  • Metal or shingle roofing
  • Tongue-and-groove cedar ceilings
  • Room for a full outdoor dining set

We measure on site and put together the layout, roof style, materials and lighting. You get a clear, itemized quote with a timeline — no hidden fees, no confusing jargon.

Step 03

Good to Know

Pergola Questions We Hear Most

What's the difference between a pergola and a pavilion?
A pergola frames a defined outdoor room with an overhead structure. A pavilion goes further with a fully closed roof, so the space underneath stays dry in the rain. We build both, and we'll walk through which one fits your yard when we come out to measure.
Can you build over my existing patio?
Often, yes. We check the slab or paver base and the footing locations on site. If the existing base isn't right for a permanent structure, we can pour a new patio or lay pavers as part of the same project.
Can you add lighting and ceiling fans?
Yes. Recessed ceiling lights, post lighting and ceiling fans are wired in while the structure is being framed, which keeps the wiring hidden and the finished ceiling clean.
How long does a pergola project take?
It depends on the size of the structure and whether patio or masonry work is part of the job. You will receive a clear, itemized timeline in your written proposal before any work begins.
Are you insured, and is the work warrantied?
JZ Modern Renovations is fully insured and bonded for every project we take on, and all of our work is backed by a one-year warranty.
Do you charge for an estimate?
No. Every estimate is free and comes with no obligation. We'll listen to your ideas, ask the right questions, and give you an honest, transparent quote.
What areas do you serve?
We serve the City of Chicago and the surrounding suburbs — including Cook, DuPage, Will, Kane, and Lake County communities such as Naperville, Oak Park, Evanston, Schaumburg, and Aurora.
Do you offer services in Spanish?
Sí. Hablamos español. Our bilingual team communicates clearly in both English and Spanish so you fully understand your project, every step of the way.
